However, we all know messy kitchens, normal wear or bad luck can open the door to an array of pesky or even dangerous unwanted guests.

A pest infestation can quickly turn a comfortable rental property into an unpleasant experience for both you and your tenants. Not to mention expensive, pest control professionals will likely charge a minimum of £150 to £200 for every call-out.

Managing Pest Infestations 

Quick response: This might sound obvious, but it’s amazing how many landlords put off essential action. If tenants report pest problems, act swiftly, it could save you time and money in the long term. Delayed action can lead to the infestation spreading and causing more significant damage. 

Hire professional pest control services: A can of fly spray or a single mouse trap just isn’t going to cut it. Engage a licensed pest control company to assess and treat the infestation. Professional pest control experts have the necessary knowledge and tools to handle a whole host of different  pest issues effectively. 

Tenant cooperation: Coordinate with your tenants to ensure their total cooperation during pest control treatments. If you can effectively communicate the importance of following instructions, such as moving furniture and preparing the space for treatment, it will lead to a smoother and quicker resolution. 

Preventative measures

After addressing an infestation, take preventative measures to stop it from returning. This might include sealing known entry points, fixing leaks, and implementing regular pest control maintenance.

Regular inspections: You don’t want to be a pesky landlord but sometimes a little light scrutiny is required. Schedule routine property inspections to identify potential pest entry points, cracks, and openings. 

Seal cracks and holes: As soon as any openings appear (no matter how small), seal them up to prevent pests from entering. In the summer months consider providing netting or screens for windows that are frequently left open. 

Proper waste management and home hygiene: Dirty surfaces and festering rubbish can attract a lot of unwanted critters. Ensure your tenants know how and when rubbish should be disposed of. If your local bin collections are weekly, consider investing in pest-proof external bins to deter unwanted visitors.  

Landscaping: Maintain the landscaping to avoid overgrown bushes. 

Keeping Tenants Safe

Only use safe pest control methods: Tenant safety should always be a top priority. Ensure that the pest control company uses safe, non-toxic treatments and check if your tenants have any health complaints that might be relevant. 

Keep your tenants in the loop: Provide tenants with information about the pest control process, including any potential health risks and safety measures they should follow. Encourage them to voice any concerns and direct their questions to the pest control company. 

Temporary relocation: In severe cases, wherever possible, consider relocating tenants during intrusive or dangerous pest control treatments. Your tenants will appreciate it and you will be more likely to totally eradicate the problem if the pest control company can operate freely. 

A responsible landlord has to focus on preventing and managing pest infestations while ensuring the safety and well-being of their tenants. 

By taking proactive measures to maintain a pest-free environment and promptly addressing any issues that arise, you can create a positive living experience for your tenants and protect your investment.
