Spoke with a landlord recently and they told me they have finally got their property back after 13 months since they started proceedings.

This is an absolute joke and when you take into account the landlord is owed over £10,000 in rent, plus the cost of refurbishment, it is no wonder they have decided to sell the property once the refurbishments are complete.

I know this timescale is common now and has been for a while, so hearing that the govenment would only abolish S21 after the courts have been improved is welcome news if it can be believed! However, why has the NRLA not raised the issue before? Or has it?

It seems now if you do take on a new tenant, in order to reduce the risk, you simply must use a guarantor, take the full deposit allowed, make sure the tenants are in good jobs, with decent salaries and have no issued when it comes to referencing and credit checks. I could add that you should also take out rent guarantee insurance, but I'm not sure how reliable these schemes are when it comes to paying out.

I guess this criteria with reduce the number of applicants available considerably, but if not used, then you are taking a high risk.
