Hi all

I am using the NRLA template for a AST for individual rooms (HMO). On page 2 where it says when rent must be paid it reads 'The first payment of rent must be paid by INSERT DATE IE 1ST jAN. Subsequent rent payments must be paid in advance by 1ST  every calender month whilst the tenancy lasts'

I am confused by the terminology, if it is due in advance of the 1st should it not say the last day of the month? Also if someone is ending their tenancy do they have to leave before the 1st or can the stay until midnight on the 1st?
